Step 1: Understanding your Co-Tenancy Agreement

In this step, we will thoroughly review the Co-Tenancy Agreement. This document is mainly to differentiate the portion of rent with a detailed breakdown of everyone's costs, ensuring you fully understand your financial obligations as a co-tenant in our community.

Co-living space: We have to clarify this is not a rooming house. Our property operates as a co-living space, so in this environment, residents share common areas such as the kitchen, living room, and sometimes bathrooms, while having their private bedrooms. Co-living spaces foster community and collaboration among residents and involve shared responsibilities. So our goal is to create a cohesive living experience where residents support each other and build connections.

Step 2: Review The Lease Agreement

In this initial step, we will provide an overview of the Lease Agreement, which outlines the terms and conditions of your residency. This agreement is designed to ensure a harmonious and respectful living environment for all tenants. We will cover key aspects such as rental terms, payment obligations, responsibilities, and community rules. Understanding and adhering to this agreement is crucial for a smooth and enjoyable living experience.

Renter's Insurance

We do require tenants to secure renter's insurance that covers personal belongings and personal liability. This requirement helps protect both tenants and the property in case of unforeseen events. It's essential to provide proof of insurance before the lease commencement date and to maintain coverage throughout the lease term. This ensures compliance with lease obligations and safeguards everyone's interests within our community(Point 25, page 14)

A $200 Fee

 


Each tenant is responsible for a $200 per person per month utility fee. This fee covers essential services such as water, electricity, and high-speed internet. It also includes costs for maintenance, a cleaning company once per month, and administrative and management expenses that support and enhance the shared living experience. (Page 1)

Notice to Vacate

The lease is intended to last for one year. You must provide a written notice of your intent to vacate at least 60 days prior to your move-out date. Failure to give the required notice or early termination of the lease will result in additional charges, including insufficient notice rent and an early termination fee of $500.

You must leave the premises in the same clean and undamaged condition as when you moved in, minus ordinary wear and tear. This includes removing all personal belongings and returning all keys, access cards, and remotes.

Payment of Rent

The total monthly rent, as specified in the Term Sheet, must be paid on or before the first day of each month. This includes any additional fees and charges related to your residency. All rent payments should be made in U.S. dollars, and electronic payment methods are strongly encouraged.

The first month’s rent (or a prorated amount if the first month is a partial month) is due at the time of move-in. Ensuring timely payment of rent is crucial to maintaining your residency and avoiding late fees or other penalties.

All deposits and fees must be paid as specified in the lease agreement. Failure to do so can lead to penalties, including late fees and possible termination of the lease.

Right to enter

The landlord may enter the premises for various reasons, such as performing maintenance, inspections, or showing the property to prospective tenants. Notice will be provided whenever possible, but immediate access to common areas may be required in emergency situations. For entrance to private rooms, the landlord will always send a legal notice to have your permission and he’s not able to enter if you don’t allow it. (Point 16, page 8)

House Rules

These rules are designed to maintain a safe, respectful, and pleasant living environment for everyone. They cover various aspects such as noise levels, cleanliness, use of common areas, guest policies, and other important guidelines. Adhering to these rules is essential to ensure a positive community experience. We will review each rule in detail and address any questions or concerns you may have. (Point 17, page 9)

QUIET HOURS: This rule is about the restriction on loud noises or disturbances during normal sleeping hours, from 10 PM to 8 AM. During these quiet hours, noises should be even further limited. At all times, noise should not travel beyond the room you occupy. Adhering to these noise guidelines is essential to ensure a positive community experience. We will review each rule in detail and address any questions or concerns you may have.


TENANT’S COMMUNICATION: Occupants are encouraged to practice open and honest communication with one another to avoid conflict and create a friendly and comfortable living environment. Occupants are expected to resolve in-house issues with one another whenever possible, just as in any domestic living environment. Adhering to these guidelines is essential to ensure a positive community experience. We will review each rule in detail and address any questions or concerns you may have.


CLEANINLESS: Regarding house maintenance, residents are expected to keep their living spaces clean and in good condition. Regular upkeep includes disposing of trash properly, avoiding damage to property, and promptly reporting any maintenance issues to the landlord. Maintaining the house ensures a comfortable and safe environment for all residents and helps avoid any additional charges for repairs or cleaning.

Criminal Activity

Any involvement in illegal activities, either on or off the premises, is strictly prohibited. Engaging in criminal activity will result in immediate eviction and potential legal action, as we prioritize the safety and security of all residents. (Point 19, page 10)

Guest Policy

For the guest policy, residents are allowed to have guests stay overnight for up to two consecutive nights without prior approval. However, any guest staying longer than this period requires written consent from the landlord. Continuous or frequent overnight guests may be considered an unauthorized occupant, leading to potential lease violations. (Point 17, page 9)

Repair and Maintenance

The landlord is responsible for maintaining the structural integrity and major systems of the property, such as plumbing, electrical, and heating. However, residents are expected to promptly report any issues or damages to the landlord to ensure timely repairs. (Point 22, page 12)


Residents must also take care of minor maintenance tasks, such as changing light bulbs, keeping the premises clean, and addressing small repairs. Failure to report significant maintenance issues in a timely manner can result in further damage, for which residents may be held financially responsible. Keeping the property in good condition is crucial for ensuring a safe and comfortable living environment for everyone.
 

Liability

As a resident, you are responsible for any damages caused by you, your guests, or your pets to the property. This includes damage to your unit, common areas, and any provided furnishings or appliances.

You are also encouraged to obtain renter's insurance to protect your personal belongings and cover potential liability for accidental damages or injuries. Understanding and acknowledging your liability is crucial for maintaining a respectful and responsible living environment. We will go over the details and answer any questions you may have.

Pet Addendum

If you have or plan to have a pet, you must comply with the terms outlined in this addendum. This includes informing the landowner first,, and adhering to rules regarding pet behavior and maintenance. Unauthorized pets are not allowed and may result in fines or eviction. (Point 41, page 18)

Security Camera Notification

For the safety and security of all residents, security cameras are installed in common areas and around the property. These cameras are intended to deter criminal activity and provide peace of mind. Please be aware that your activities in these monitored areas may be recorded. It is important to respect the privacy of fellow residents and adhere to all community rules while in these spaces. (Point 39, page 17)

Smoke-Free Addendum

Smoking is prohibited inside or outside the premises. As specified in this addendum, you can smoke 25ft away from the house.Violating the smoking policy can lead to fines, cleaning fees, and other penalties. It is essential to understand and comply with these rules to maintain a healthy living environment for all residents. (Point 40, page 17)

Do I need to give a security deposit?

 Yes, however the security deposit is a $1,500 flat fee that will be returned once the tenant leaves and its importance rely on the financial protection for the premises against damages, ensuring that any necessary repairs or cleaning costs can be covered without financial loss and also promotes tenant responsibility and care for the property. What is Eccoxist policy in utilities?

The lease earmarks about $200 for utilities. If the utility costs significantly exceed this amount, the landlord may charge you for the excess. Small overages are usually absorbed by the landlord unless caused by extreme usage. (Page 1)
